This initial meeting is a free consultation where we discuss your ideas, explore the feasibility of your project, and suggest different design approaches to help you achieve your goals.

Following this, we will prepare a design brief and provide a clear outline of the fees required to carry out the work.

🟢Phase 2 - Site Survey:

A full measured survey of your property is conducted. We will arrange for our surveyor to visit your property to undertake a measured survey within a few days of appointment so we can produce the existing plans and elevations.

🟢Phase 3 – Feasibility Drawings: 

We begin by discussing your ideas, requirements, and goals to assess the full potential of your project. Using Revit or AutoCAD software, we develop initial feasibility drawings that explore practical and achievable design solutions.

This service includes up to two revisions at no additional cost, giving you the flexibility to refine the design before moving forward.

🟢Phase 4 – Planning Drawings: 

Once the design is agreed and meets local council guidelines, we prepare and submit the planning application or permitted development submission on your behalf.
We manage the process for you and liaise with the council as required.
Most planning decisions are received within 8 to 13 weeks, depending on the local authority.

🟢Local Authority Fees:

Your local council will charge a fee to review your application. The cost varies depending on the type of permission being applied for.

🟢Structural Calculations:

These are not required for planning permission but will be needed during the construction phase to confirm structural requirements.

🟢Additional Specialist Reports:

In some cases, extra reports may be required as part of the approval process (such as a tree survey or other specialist assessments).
